See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986. The tenant is required to replace worn out smoke alarm batteries during the tenancy. See section 40(1)(ca) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
The tenant did not leave the premises in a reasonably clean and tidy condition and failed to remove all rubbish. A substantial amount of furniture, clothing, household items, and rubbish was left behind. Photographs from the exit inspection showed the property appeared abandoned, as though the Tenant had left without taking their belongings. The oven and rangehood were dirty and required cleaning. The property would have also required general cleaning after the Landlord removed the Tenants items. Photographs of the shed showed items that needed to be removed and surfaces that required wiping down. There was also extensive rubbish outside the property, including rubbish left in the bins, tables and chairs.

The laundry shelves were missing at the end of the tenancy so the Landlord had to replace these. The entry and exit inspection reports substantiated the shelves were removed during the tenancy.
