Di Ferriera, Bruno Andrade and Mateus de Jesus Alves must pay [The landlord/s] $472.78 immediately, calculated as shown in table below.
The Bond Centre is to pay the bond of $3,560.00 ([Bond number suppressed]) to [The landlord/s] immediately.

Reasons

This application was scheduled to be heard by video conference. The teannts did not connect to the Teams link provided to then in the Notice of hearing sent to the. Nor did they ring in to the hearing as directed by that same Notice of Hearing. I rang the mobile numbers provided for the tenants twice each and all my calls went to voicemail. The hearing therefore proceeded in their absence.
The landlord has applied for rent arrears, water rates, compensation, payment of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent and water rates?

The tenancy ended on 14 January 2026. The landlord provided rent records and water rates invoices which prove the amounts owing at the end of the tenancy - $1651.43 in rent arrears and $684.38 in outstanding water rates.

Did the tenants comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenants must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986. The tenant is required to replace worn out smoke alarm batteries during the tenancy. See section 40(1)(ca) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
The photographs provided show that the tenants did not leave the premises reasonably clean. I also accept the landlord’s evidence that not only was the carpet left dirty, but it also needed two deoderising treatments in an effort to get rid of the dog smell. I note that the tenants had 3 dogs at the premises.
The cleaning invoice also allows for the repair of a broken window latch.
Further, I accept the evidence that there were missing light bulbs. The tenants also removed the Chorus fibre box at the end of the tenancy.
The amounts ordered to remedy these issues are proved by invoices Filing fee reimbursement
I am ordering the tenants to reimburse the filing fee to the landlord because the landlord was wholly successful with this claim against them. Suppression of the landlord’s name
