The Bond Centre is to pay the bond of $2,080.00 (6175469-001) to Baseden Property Management Limited immediately.

All other claims were withdrawn by the landlord.

Reasons

Both parties attended the remote hearing.
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
By consent of both parties, the Tribunal orders the tenant to pay rent arrears of $1,500.00 and compensation of $250.00 for repairs to the wall.

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy.
The tenancy ended on Friday 14 November 2025. The tenant had initially arranged with the landlord for cleaning to be done at her cost on Saturday 15 November 2025. The tenant had paid her cleaners $650.00 in advance.
The landlord obtained new tenants, who wished to move in on the afternoon of Saturday 15 November 2025. The landlord informed the tenant that the arrangement for her to carry out the cleaning would have to be rescinded. The tenant was able to obtain a full refund from her cleaners.
The landlord provided photos or the premises which indicate that the premises had not been left reasonably clean and tidy and an invoice for cleaning of $448.99. This has still resulted in the tenant being better off by $201.01.
The landlord provided photos of the carpets which showed that they had not been left reasonably clean and tidy, and an invoice for cleaning of $440.00. The claim is reasonable.
The amounts ordered are proven.
As Baseden Property Management Limited has substantially succeeded with the claim I have ordered the tenant to reimburse the filing fee.
