The invoice of $7,199.00 for repainting the property is quite large for a small property, but the labour and materials required would have been extensive for all surfaces. The property manager said that the premises had last been painted in January 2023, 18 months before the tenancy commenced.

The tenant had cut the wires on the washing line and the wires on some bollards that are in place to prevent cars driving on to some areas. The landlord submitted an invoice for work that included this repair. The landlord sought a contribution of $214.95 for the tenant’s actions with the wires.

During the tenancy, the tenant had broken windows at her place and those of her neighbour. The landlord had one repaired but then had the others boarded up as a temporary measure pending the end of the tenancy. Following the end of the tenancy the glass was replaced.

The amounts ordered are proved.

Because [The applicant/s] has wholly succeeded with the claim I must reimburse the filing fee and order name suppression.
