Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish.
The carpet was unable to be cleaned due to urine through it and the underlay and into the concrete. There were fleas in the carpets which had to be eradicated. Curtains required cleaning. Rubbish had to be removed.
Because the eviction was close to Christmas, the landlord was unable to arrange the carpet replacement before late January and therefore suffered a loss of rental income.
The landlord had to pay for a lock and key change at the time of the eviction. Summary
