Reasons

The landlord’s representative attended the hearing. The tenant did not attend. I continued the hearing in her absence because notice of the date and time has been emailed to the email address used during the tenancy and text reminders sent to her mobile number (which rang when I phoned it today, indicating it is still in use).
The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.
The tenancy ended on 9 February 2024 after the tenant gave notice.
The landlord provided rent records which prove the amount owing at the end of the tenancy. I award this.
A tenant has a legal obligation to leave premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
Parts of the premises were not left reasonably clean and tidy. Cleaning of the oven, bathrooms and a carpet shampoo were needed.
Several bulky items of furniture and unwanted belongings were left on the roadside in front of the unit and the landlord believes these to belong to the tenant. Other items (an outdoor fire, a car battery, plastic bins) were left in the carport. I award the invoiced cost to dispose of the rubbish.
One wardrobe door was intentionally damaged during the tenancy. The very large hole could not be repaired. I award the reasonable and invoiced cost to replace, paint and rehang this.
The landlord has succeeded with the claims. I award the filing fee and suppress the landlords’ names, as applied for.
The bond is refunded to the landlord and the balance is payable by the tenant.
