The landlord has applied for rent arrears, compensation, refund of the bond, and reimbursement of the filing fee following the end of the tenancy.

How much is owed for rent and water rates?

After issuing the tenant a 14 day rent arrears notice, the landlord was contacted by the tenant on 14 January 2025 to say that she had left the premises and gone to Australia. At that time, the tenant was required to give 28 days’ notice of termination. The tenancy was accordingly ended on 10 February 2025. The landlord provided rent records which prove the amount owing at that date.
The landlord has also provided invoices and ledger records which prove the amount owed at the end of the tenancy for water rates and for the cost of a plumber’s charge for unblocking drains during the tenancy, blocked by the tenant’s use.

Did the tenant comply with their obligations at the end of the tenancy?

At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
Photographs provided by the landlord show that the tenant vacated the premises leaving a very large quantity of rubbish that needed to be removed. No cleaning appears to have been done and the carpets are shown to be dirty and stained.
The landlord has provided a quote which proves the cost to the landlord to bring the premises to a reasonably clean and tidy condition.
The tenant did not return the keys. The quote proves the replacement cost.
Because Golden Spring Group Limited as Agent for Liu and Company Investments Ltd has wholly succeeded with the claim I must reimburse the filing fee.
