The landlord attended the hearing.
The landlord has applied for rent arrears, compensation, and reimbursement of the filing fee following the end of the tenancy.
The landlord provided rent records which prove the amount owing for the period from 12 December 2024 until the end of the tenancy on 16 December 2024. Arrears for the period prior to 12 December were awarded in order 5046109 which is now amalgamated with this order.
At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, and remove all rubbish. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986.
The landlord gave evidence and provided photographs that show that the tenant did not leave all of the premises reasonably clean and tidy, and did not remove all rubbish, including green waste. There were some surfaces that required light cleaning and an appropriate amount based on three hours work has been awarded.
The landlord gave evidence that the tenant had a dog at the property and that the carpets required cleaning because of dog hair left behind.
The landlord gave evidence that the property was infested with cockroaches and required fumigation before it could be re-let. Management of pests is the responsibility of the tenant as part of a tenant’s obligation to keep a property reasonably clean.
The amounts ordered are proved.
