Reasons

Both parties attended the hearing by telephone.
The landlord has applied for rent arrears, water rates, cleaning and rubbish removal following the end of the tenancy.
The invoice submitted by the landlord included six hours of cleaning a wall, but there was only one photograph of the wall that needed cleaning. I consider this amount to be excessive and therefore I have awarded two hours plus GST for the wall cleaning.
The invoice included six hours for rubbish removal and the time to take it to the dump. The photographs produced show planter boxes, pot plants and two wardrobes all of which fit into a van. There were no pre tenancy photographs produced. I again consider this amount to be excessive, therefore I have awarded for three hours of rubbish removal together with the dump fee plus GST.
The tenant applied for reimbursement of the money she paid to maintain the lawns at the premises.
The tenancy agreement signed by the tenant on 18 October 2013 includes a specific term that the landlord is to maintain the lawns. The tenant’s evidence is that initially the landlord did maintain the lawns, but the person employed to do so was unreliable. The tenant found a new contractor and began paying the contractor from April 2021. The tenant continued to pay for the lawns up until the tenancy ended. She paid $57.50 per fortnight. She seeks reimbursement of all that she paid.
The tenant said that she had spoken with the landlord about reimbursement of the amount she was paying for the lawns but no longer has access to the emails as evidence. She said that she had emailed the Property Manager about the lawns soon after the company took over in 2024 but that email was not located.
The tenant had not taken steps to recover the amount she paid for lawns until after the tenancy ended.
The landlord said that the owners had a verbal agreement with the tenant that if she paid for the lawns the rent would not increase that year. But it seems that there were two rent increases over the period that the tenant paid for the lawns. The parties had not executed a variation of the tenancy agreement.
The landlord had taken responsibility for maintaining the lawns for the first eight years of the tenancy. The landlord must have been aware of the terms of the tenancy agreement.
There is no evidence that the tenant had sought reimbursement at any stage prior to her application lodged in August 2025. I have awarded reimbursement for the lawn costs for the 12-month period before the tenancy ended which amounts to $632.50. Given the late steps taken by the tenant to recover this money I consider this to be reasonable.
As both parties have had some success with their applications I make no award for reimbursement of the filing fee. For the same reason I suppress the parties’ names as sought.
