How much is owed for rent?

The tenancy ended on 31 July 2025. However, the landlord claims rent until 7 August 2025 being the date the keys were returned to it.
Failure to return all keys at the end of the tenancy does not entitle the landlord to rent until the keys are returned. The tenants’ liability for rent ends when the tenancy ends, and they have vacated the premises. The tenants are therefore only liable for rent until 31 July 2025. The tenants accept the amount of rent owing to that date.

Did the tenant comply with their obligations at the end of the tenancy?

I am satisfied that the landlord has provided sufficient evidence (in particular photographic evidence) to support their claim that the premises (including all the carpets) were not left reasonably clean at the end of the tenancy as required by section 40(1)(e)(ii)-(v) of the Residential Tenancies Act 1986 (the Act).
I am also satisfied that the tenants did not remove all rubbish at the end of the tenancy. However, I have reduced the amount claimed to remove rubbish because I accept the tenants’ evidence that not all the rubbish/chattels removed at the end of the tenancy, in particular the two mattresses left on the front lawn after the tenancy ended, belonged to them. Tribunal application fee and suppression
The landlord has been successful in his claim and is therefore entitled to payment of the Tribunal application fee.
The landlord applied, in its application, for a suppression order. As the landlord has been fully successful in his claims, it is entitled to an order pursuant to section 95A of the Act. I therefore order that the landlord’s name and identifying details be suppressed.
