- Ms Liang, representing the landlord, attended the teleconference hearing. The phone number for the tenant, the last three digits being 365, was called twice without any response. As the tenant was served, the hearing proceeded in his absence.
- The landlord has applied for rent arrears, compensation, refund of the bond and reimbursement of the filing fee following the end of the tenancy.
- The landlord said the tenancy ended on 16 October 2025.

- The tenancy ended on 16 October 2025. The landlord provided rent records which prove the amount owing at the end of the tenancy, which is $3,600.00.
Did the tenant comply with their obligations at the end of the tenancy?
- At the end of the tenancy the tenant must leave the premises reasonably clean and tidy, remove all rubbish, return all keys and security devices, and leave all chattels provided for their benefit. See section 40(1)(e)(ii)-(v) Residential Tenancies Act 1986. The tenant is required to replace worn out smoke alarm batteries during the tenancy. See section 40(1)(ca) Residential Tenancies Act 1986. The tenant must also replace standard light bulbs.
- The landlord said the tenant did not leave the premises reasonably clean and tidy, and did not remove all rubbish. The landlord provided an Entry Inspection Report with a significant number of photographs of the property before the tenant moved in, as well as a Final Inspection Report dated 17 October 2025, with photographs of the condition of the property at the end of the tenancy.
- The landlord pointed to photographs in the Final Inspection Report that showed dirty surfaces, dirty cupboards and drawers and floors throughout the kitchen, bathroom and laundry, dirty windowsills in the bedrooms, dirty doors and walls, some with cobwebs, a dirty shower. The landlord provided an invoice for cleaning in the amount of $220.00, which I find is a reasonable cost given the evidence of the cleaning required at the end of the tenancy. Therefore, I award the landlord $220.00 for cleaning at the end of the tenancy.
- The landlord also highlighted the photographs in the Final Inspection Report which showed rubbish left by the tenant at the end of the tenancy, which included several boxes, a wooden slat bed, some cabinets and personal items and other rubbish. The landlord provided an invoice for $170.00 to remove and dispose of the rubbish and claimed this amount for rubbish removal. I find this to be a reasonable cost given the photographic evidence of the rubbish left and so award the landlord $170.00 for rubbish removal at the end of the tenancy.
- The landlord said the tenant did not return the key for the letterbox and so this had to be replaced. They provided a copy of the part of the tenancy agreement confirming 2 keys were provided to the tenant at the start of the tenancy – an entrance key and a letterbox key and confirmed the entrance key was returned by the tenant but not the letterbox key. The landlord provided an invoice for $170 to replace the letterbox key, which I find is a reasonable cost given the evidence. Therefore, I award the landlord $170.00 for replacing the letterbox key at the end of the tenancy.
